Development.i is an online tool that helps you easily find information about development, referral agency assessment and building applications in the City of Gold Coast. You can use it to look up details on current and past developments and basic property information. This helps you stay informed of what’s happening in your area, gather information to help prepare applications, or lodge a submission to have your say on a development application.

You can use Development.i to search for development applications where Council is the assessment manager and holds the assessment records under the Planning Act 2016 (Qld) (or earlier legislation).

The City of Gold Coast only displays relevant applications lodged from:

  • Development applications lodged from 18 August 2003.
  • Referral agency assessments lodged from 1 January 2011.
  • Building applications lodged from 1 January 2018.

Important: Development.i does not replace Council's official property searches. If you are undertaking conveyancing, development or building certification, it is recommended that Council’s property searches are undertaken. These property searches may include (but are not limited to) building information searches and planning and development certificates etc.

Development.i is updated every 24 hours so the information you see is as up to date as possible. This includes:

  • New development applications that have been lodged or decided.
  • Any changes to application details, status or stage.
  • Application documents and correspondence will continue to update in real time.

Note: Property data is updated once a month.

Development.i provides access to development applications and documents where Council is the assessment manager and holds the assessment records under the Planning Act 2016 (Qld) (and associated legislation).

The City of Gold Coast only displays relevant applications lodged from:

Note: Private certifier applications will display a status of decided as these are approved by private certifiers and are archived by the City of Gold Coast.

Making a submission to Council gives you the opportunity to have your say on certain development applications.

For your submission to be considered it must be made:

  • On an impact assessment application.
  • During the advertised public notification period.

For your submission to be ‘properly made’ in accordance with the requirements of the Planning Act 2016 (Qld), you must complete all mandatory fields, including:

  • Providing the full name for all submission-makers.
  • Providing a residential or business address of all submission makers.
  • A statement of the grounds supporting the submission, and the facts and circumstances relied on to support the grounds.
  • A postal or email address for service for all submission-makers.

In addition to the above, you must make the submission to Council during the advertised public notification period.

To make a submission through Development.i:

  • Locate the application that is in public notification.
  • Click on ‘submission’ or alternatively open the application details page in Development.i and click the ‘lodge a submission’ link (top right corner).

By using the online submission form, Council collects the personal information that you provide to make a submission in support or objection to a current development application. The City is required to provide your name and address details to the applicant and all persons who have made a properly made submission under the Planning Act 2016 (Qld). Council is also required to make your submission publicly available, including by publishing your submission on the City’s website.

Personal information collected in this form will be handled in accordance with the City’s privacy policy. Further detail about the types of personal information that we collect, who we disclose your personal information to, and our legal obligations concerning the collection and disclosure of your personal information under the Planning Act 2016 (Qld) are contained in the collection notice.

By completing and submitting information into Development.i, you consent to the City handling your personal information in accordance with the City’s privacy policy and as set out in the collection notice. By using this form, you also agree to the Terms and Conditions below, which include important statements regarding the use of personal information in accordance with legislative requirements.

The session idle timeout is set to 90 minutes. If your submission remains inactive for longer than this period, your progress will be lost and you'll need to start the submission again.

Applications may be shown by one or several dots on the map. These dots represent that the application is in some way linked to the land parcel. Additionally, the dot will display on the map geometrically in the calculated centre of the individual parcel.

Please note: The map only displays one application type at a time, either development, referral agency or other. You can toggle between the application groups by selecting the desired group:

  • Development for development applications.
  • Referral agency for referral agency assessment applications.
  • Other for management plans and building applications.

A single application on one parcel appears as one single dot. Applications covering multiple parcels show a dot on each involved parcel. Some anomalies occur when reviewing older records of subdivisions, where large parcels of land have been divided.

In instances where property information is unavailable, applications will be indicated by a dot positioned at the City of Gold Coast Council Chambers (135 Bundall Road, Surfers Paradise QLD 4217). This situation may arise for parcels classified as ‘historic’ or for newly created lots. This is a known nuance related to delays and/or timeliness of the City receiving GIS mapping updates from Department of Natural Resources and Mines (DNRM).

Only applications lodged over the identical property will display as ‘applications associated with this property’ in Development.i.

Development.i provides a spatial representation of properties affected by development applications lodged within the City of Gold Coast Council. While this provides a great way to view and analyse application activity, it does not represent construction activity. It is important to note:

  • Some development permits take some time to be acted upon, or may not be acted upon.
  • Some development applications are withdrawn or lapsed.

All applications on the system provide basic information, such as:

  • application number
  • address
  • description of the proposal
  • assessment status

However, associated documents and plans are only published in accordance with requirements of the Planning Act 2016 and other legislation, which include applications for:

Development.i only displays a maximum of 200 applications in the application filtered results. To view all applications, you can narrow your search by using the application filters or by using the map zoom feature to limit the results. If you would like to download a comprehensive list, you can extract this data in a CSV format.

Yes, you can get notified about new or decided development applications in your area. Simply set filter to:

  • In progress: Get notified when new development applications are received by Council.
  • Decided: Be notified when development applications are decided in a search location.
Favourite specific applications by clicking the star in the search results to follow their progress.

Development.i allows you to search and retrieve property and application details without the need to use the log in feature. However, to perform the following functions on Development.i, a profile will need to be created via the log in feature:

  • Save searches that you perform.
  • Favourite properties or applications that you are interested in.
  • Receive email notifications based on these settings.

To reset your password, select the login button in the top-right corner. Enter your email address, click the blue “Forgot password?” link, and follow the on-screen prompts.

To change your email address, you must create a new account. Go back through the sign-in process to create a new account.

Your first name and surname (your display name) cannot be changed in the system. To update your name, you must create a new account using a new email address.

Only a user is able to see their profile and saved searches and notifications. For more information, refer to the Terms of use.

Notifications from Development.i are sent either daily or weekly, depending on your preferences. Daily alerts go out overnight, while weekly updates arrive on Tuesday. You’ll only receive notifications when there’s new activity or updates that match your settings.
